One tenant relationship and one rent stream, which means no diversification at all: the vacancy is total or it is zero.

Duplex Insurance
One shared wall and two tenant relationships. The building fails as one building, so half the rent roll and both leases move together.

Quadplex Insurance
Four tenant relationships, a common area with real traffic, and a rent roll large enough that the owner is running a small business whether or not they call it one.

Triplex Insurance
Three tenant relationships and two shared walls or floors. One loss can take out two thirds of the rent roll, and the common area now has enough traffic to be its own liability story.
